Execution of a multi-disciplinary building and executive design for a residential building. Across 5 storeys, the building features 61 residential units ranging from one- to four-room apartments. The ground floor accommodates an entrance zone, a security room, and a multi-bay garage offering 30 parking spaces.
The residential building is located within an urban revitalization zone of Łódź, which prompted the intention to create a cohesive concept for two adjacent plots that together fill the eastern frontage of Słowiańska Street. The “Slovianka” development consists of two buildings: Słowiańska 6, commissioned for use at the end of 2023, and the adjacent Słowiańska 4 project, currently under construction to fill the final vacant gap in the street’s skyline.
A key strength of this Baltic Estate development lies in its resident amenities. The “Slovianka” project stands out with a thoughtfully arranged green terrace facing the courtyard, an outdoor gym, a private parcel locker system, a laundry room, and a rooftop SPA area available for residents to freely enjoy.
From the outset, the guiding principle was to introduce a modern volume that harmoniously complements the existing classical-style architecture, while drawing design inspiration from iconic Łódź architectural motifs for its finishing details. Given the limited front exposure, we chose to reference the neighboring buildings through a play of light and shadow, most striking when viewed from a pedestrian’s perspective.
